Land for Sale in Phuket, Thailand
We can assist foreign individuals and companies interested in buying land in Thailand for the purpose of:
- Building your own property
- Developing a resort property
- Owning ‘investment grade’ land
We have access to numerous landowners and can advise you on the sourcing of land in many locations and of varying plot sizes and types, including beach, sea view and flat land.
Thailand’s property ownership laws are complex and can be daunting, particularly as everything is transacted in Thai. We can advise you on the various alternative methods of securing property in the country and minimise the hassle and risk involved. We recommend that clients only buy land if the title deed is Nor Sor Sam, Nor Sor Sam Gor or Chanote.
- A Freehold Title Deed (Chanote or Nor Sor 4) grants the holder full rights to the land, and is usually the best option.
- A Nor Sor 3 Gor is granted for land that is awaiting the full title deed and allows it to be sold, transferred or mortgaged, just like land with freehold title deed (Chanote).
- A Nor Sor 3 is similar to the Nor Sor 3 Gor, except that the land has not been measured by the Land Department and has no precise boundaries. The Nor Sor 3 may be changed to a Nor Sor 3 Gor and later a Chanote.
Asian Property Markets can conduct a tailor-made search for you based on your objectives, whether you’re seeking land for residential or hotel/resort development purposes, and assist you with the complexities of getting the plot size confirmed and the elevations, contours, borders and slope analysed.
We can also advise on the pitfalls involved with such titles as the Por Bor Tor Ha and Sor Kor Nung, with which ownership is extremely difficult and it is illegal to build a property on your land. Contact us first!
Land in Thailand has been appreciating in value at a high rate, particularly in Bangkok, Samui, Pattaya, and Phuket, and we can help you take advantage of this exciting trend.
